Job Description Apartment Management Consultants, LLC (AMC, LLC) is seeking a well diverse, organized and self-motivated Regional Property Manager to join our superior team. The portfolio will be in Northern California (Bay Area, Sacramento, and Central Valley). AMC, LLC is expanding and we are looking to add a Regional Property Manager(s) with affordable experience. Essential Duties and Responsibilities: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. Personnel: Recruit, select and place qualified management personnel. Recruit site level personnel and approve hiring for all related projects. Provide ongoing training and motivation for Community Manager(s), as well as ongoing supervision and performance evaluation. Conduct work sessions for managers and staff members to include assistant managers, leasing personnel and maintenance personnel. Direct and control all on-site employees under his/her supervision. Financial: Develop and set project goals to maximize revenue and control expenses. With the assistance of the community staff, prepare annual budgets. Review and submit. Analyze monthly statements and variances for each property and report those variances to the owner. Maximize revenue by control of expenses and/or improved income. Analyze and approve expenditures in the $500 - $5,000 range. Business Plan: Communication, implementation and follow up of owner's objectives for each property. Support site manager in negotiations with major vendors. Make weekly routine inspections of properties to insure compliance with Company policy and to review project operation. - Recommend maintenance and capital improvements for each property and continually act in a manner such as to maintain and enhance the value of the assets under his/her supervision. Prepare scope of work, bid package and contract for all capital improvements. Accommodate and tour visitors, such as investors, bankers and brokers/dealers Administration Management: Communicate appropriate information between properties and legal counsel to avoid negative legal consequences. Act as liaison between upper management and site personnel. Review and implement salary adjustments of site personnel. Responsible for full compliance with the management agreement. Fully documents, in written form, the relationship with the owners. Responsible for all necessary measures so that all projects operate in compliance of all local, state and federal law. Supervisory Responsibilities: Manages 1-10 Community Managers who supervise a total of 1-25 employees on-site. Responsible for the overall profitability and financial direction, coordination, and evaluation of the communities under his/her supervision. Carries out supervisory responsibilities in accordance with the Company's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assiging, and directing work; appraising performance; rewarding and in disciplining employees; addressing complaints and resolving problems. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and Experience: College degree in a related field and/or minimum 5 years supervisory property management experience. Certified Apartment Property Supervisor (CAPS) certification is recommended for this position. ill Broker License. Language Skills: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Mathematical Skills: Ability to work with mathematical concepts such as probability and statistical inference. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
