TITLE: REAL ESTATE ANALYST DEPARTMENT: CORPORATE REAL ESTATELOCATION: SACRAMENTO, CALIFORNIAJob Summary:The Real Estate Lease Analyst is responsible for the day-to-day operations associated with collecting, interpreting, and insuring the accuracy and the integrity of the data contained in the Lawson (or equivalent) lease management system. The position involves providing the Accounting and other Dignity Health Departments accurate and timely information for the payment of lease obligations and the collection of lease payments as well as generating lease management, tracking and operational reports. Accountabilities:Respond to, and assist with the resolution of tenant and landlord issues and questions associated with new and existing leasesThis includes vendor and tenant payment research as well as the analysis of property financial statements, rent rolls, operation expenses and proformasAssist and support Managers in various real estate transactions including, but not limited toDue diligence for new acquisitions and salesJoint ventures and mergersRequests for Proposals (RFPs) for MOB developments and associated projectsNPV analysisLOI preparation Dignity Health leasing and real estate transaction processesCoordinate the acquisition of information from brokers, appraisers, title officers, legal and associated tasks in preparation for real estate transactionsSpecifications: Experience Minimum Required:Experience in facilitating project related meetings, presentations and updatesExperience with relational databases and other tools to compile and interprets quantitative data & MS office applications Experience in Database ManagementManagement reporting capabilities to meet organization goals and objectivesExperience with providing visible sponsorship and guidance of major change initiativesEducationMinimum Required:3 years working in the Real Estate Services arenaExperience with developing and maintaining Access databases Bachelor"s degree in Real Estate Management, Economics, Business Administration and/or equivalent experience Preferred/Desired:Background in providing hospital services Experience with real estate software Special Knowledge, Skills, AbilitiesReal estate financial & proforma analysis Working knowledge of real estate terms & processes Real estate market evaluation knowledge Working knowledge of real estate software Vendor Coordination (PPN) MS Office Applications working knowledge Writing & editing skills Project scheduling and management Database management Ability to multi-task & work in a team environment Excellent working knowledge of project budgets & control Demonstrated advanced working knowledge in MS Office applications including Access and Front Page Working knowledge of real estate transactions terms, processes and financial analysis Working knowledge of real estate software Good problem-solver.
