A. BASIC PURPOSE
Coordinates all business services for the Del Oro Division. Provides direct supervision of the Property Department and building services, and provides leadership for all real estate activity in the Division. Also provides leadership for contracts matters related
to the Division.
B. ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Provide oversight as owner s representative for all capital projects including: obtaining all engineering surveys of property including hazardous materials and sensitive environmental issues; all budget planning; and managing consultants to an on time
and on budget successful outcome. Ensure that all vendors are paid in a timely manner. Ensure that all projects are properly funded and balance at the conclusion of the project.
2. Interface with THQ legal regarding contracts.
3. Interface with THQ Risk Management regarding claims, and insurance matters.
4. Interface with THQ property related to approvals and delivery of all real estate matters pertaining to the Del Oro Division.
5. Knowledge of Construction
SUPERVISORY RESPONSIBILITIES
Manages subordinates in the following areas: Construction management, Capital improvements, and Building maintenance. Is responsible for the overall direction, coordination, budget, and evaluation of these units and carries out supervisory responsibilities
in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints
and resolving problems.

KNOWLEDGE, EDUCATION and/or EXPERIENCE
Bachelor s degree (B. A.) or equivalent; at least four years related experience; or equivalent combination of education and experience.
Must be a person of high integrity and lifestyle, and in agreement with The Salvation Army s (TSA) mission statement. Previous experience working with TSA preferred.
Knowledge of The Salvation Army's programs, services, and events in Northern California preferred. Ability to work independently and without daily immediate supervision. Ability to use computer programs (word processing, spreadsheet, etc.).
LANGUAGE SKILLS
Ability to read, analyze, and interpret financial reports and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to top
management, public groups, and/or boards of directors.
MATHEMATICAL SKILLS
Ability to work with mathematical concepts and be able to apply such concepts to practical situations.
REASONING ABILITY
Ability to define problems, collect data, establish facts, and draw valid conclusions.
CERTIFICATES, LICENSES, REGISTRATIONS
Valid California Driver s License.
D. PHYSICAL REQUIREMENTS:
To perform this job successfully, the incumbent must be able to perform the essential duties with or without accommodation. While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee must occasionally lift
and/or move up to 10 pounds. Some travel required.
